Roof And Building Envelope Analysis

Unwanted water infiltration into a building can cause damage to building components that can turn into a costly repair to the building owner.

We will identify the cause of water intrusion and if necessary hire a third party contractor to remove exterior finishes to reveal hidden conditions. If testing is required, we will hire the appropriate third party contractor to conduct the testing and Armko will provide observations and recommendations to the client.

Roof Construction / Condition Assessment

We provide thorough on site investigations and surveys by reviewing all existing construction documents, and maintenance records, and other relative information. A report of our findings is prepared for the building owner’s review which may include cost projections and lifecycle cost analysis with a budget for repairs and/or roof replacement.

Veneer (Exterior Walls) Analysis For Life Cycle Waterproofing

The performance of the exterior skin of a building and its ability to keep out water can be affected by sealant joint failure, building movement causing stress cracks in the veneer, failing through-wall flashing conditions, and failing window systems or their flashing conditions among others.

Our job is to assist our clients by providing them with a holistic approach to the building envelope and provide written reports that identify conditions in need of repair and those that are still performing well.

Provide Site Presence With Construction Observation

Armko’s highly professional team of Field Service Advisors provides our clients with the confidence that the projects are being constructed in accordance with the contract documents. Our services include weekly job visits during the roof installation in which we provide observation reports including photographs of the ongoing construction.

Determine If Roofing And Waterproofing Is Maintainable Or Non-Maintainable

A maintainable roof system is one that is performing well and only requires routine maintenance. A Non-maintainable roof is one that is no longer performing and the cost to maintain and/or repair it justifies replacing the roof system.

Non-Destructive Thermographic Imaging And Electronic Moisture Sensing

Our staff is trained to perform testing when removal of existing construction materials is not desired by the building owner.  

Design Roofing And Waterproofing Systems Based Upon Existing Conditions

Our design approach is to design and specify a quality roofing system for the Owner that will meet their goals and objectives. Budgets will be adhered to but quality of the roof and waterproofing system should always be maintained.

Storm Assessments

Following a major storm event like hail, Armko will inspect the roofs that may have been damaged, provide roof samples for lab testing if required and provide technical assistance to the Owner. Once the Owner and insurance carrier come to an agreement as to the extent of the damage, Armko will prepare plans, details and specifications for bidding.
